How do we make a booking or ask a question?
First check the availability and prices then decide how you want to contact us. You can book online (or ask a question) with this form on the right or send an e mail to enquiries@peartreefarmbarn.co.uk
or telephone (01623 811694 or 07889 777376) or send a text message to make an enquiry.  We will get back to you quickly (always within 24hrs) to answer your query or confirm your dates and to arrange for payment of the deposit.

What is included in the price?
Everything! There are no extras to pay for. We even provide firelighters for the wood burning stove and there are some complementary products in the bathrooms as well. You will need to bring all your own food and consumables but you will find a welcome pack in the barn to help you start your holiday.

Do you offer discounts?
Our prices are very very competitive for a five star property. (Please don't compare us with three or four star!) Occasionally we offer cancellation deals and early booking discounts so it's always worth checking out our 'offers' page. If you wish to book a longer stay (2 weeks or more) we will offer special rates. If you are working locally we will also offer a 'corporate rate' without all the 'trimmings' please ring for further details.

What deposit do we pay and when is the final rental due?
We require a deposit of £80 at time of booking with the balance 8 weeks before your arrival date. For holidays which are to take place within 8 weeks of making the booking, the full rental is payable on booking.

What if we have to cancel?
Please check our 'terms and conditions' to the right. We suggest you take out holiday insurance to cover cancellation charges.

What payment methods do you accept?
Payment can be made by sterling cheque or by bank transfer. We also accept payment by credit or debit card through PayPal (BACS and cheques are free.) There is an additional charge for PayPal.Payments from overseas can be expensive and  it's worth checking with your bank on the cheapest way.

Can I make a provisional booking?
Yes.  We reserve the dates for 7 days to give you time to make the payment. All bookings are confirmed in writing.

VERY IMPORTANT PLEASE READ - BOOKING CONDITIONS

PRICES AND PAYMENT - Payment is by cheque or direct bank transfer. Internet credit card payment via ‘Paypal’ is available (this incurs a 2½ % surcharge).

A deposit of £80 is required at the time of booking with the balance being paid 8 weeks before arrival. (Overseas guests will be responsible for all money transfer costs.)

CANCELLATION

Cancellations made more than 8 weeks before the date of arrival will incur a cancellation fee of 20% of the total Cancellations made between 4 and 8 weeks before the date of arrival will incur a cancellation fee of 50% of the total Cancellations made less than 4 weeks before the date of arrival will incur a cancellation fee of 100% of the total

If we are able to re let the property we will refund payments less 20%

Guests are advised to consider holiday insurance to cover any cancellation charges.

ARRIVAL/DEPARTURE - Your accommodation will be available to you from 3pm (15.00hrs) on the day of arrival, unless otherwise arranged. Departure is by 10am (10.00hrs) except for weekend bookings departing on Sundays when this is extended at no extra cost to 12.00. Please try to leave the accommodation as clean as possible.

DAMAGE/THEFT - Please take care with our property. You are responsible and liable for any breakages or damages which you cause to the accommodation or its contents. Please report these as soon as they occur. We do not normally charge for minor breakages, but we may send you an invoice for repair or making good if the damage or breakage is significant.

USAGE - The property may only be used for the purpose of holiday accommodation by the guests named on the booking form. Additional guests may be accommodated overnight at our discretion upon appropriate payment. Friends are welcome to visit you at the barn but please let us know so that security can be maintained.

NUISANCE - Anyone causing nuisance or disruption whilst in the property will be required to leave immediately, with no refunds payable. The property is STRICTLY non smoking throughout. Guests may user the patio area as a smoking area.

PETS - Pets are not allowed in any part of the property.

LIABILITY - All vehicles, property and possessions are left at owner’s risk. We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or our employees or contractors whilst acting in the course of employment. In the unlikely event of problems with the property we will endeavour to address these during your stay as quickly as circumstances allow.

NON-AVAILABILITY OF ACCOMMODATION - We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would attempt to offer you alternative accommodation, however if this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

DATA - Any data collected during the course of this booking may be kept on computer.
